What you will learn and contribute to
One of the key elements in real estate is the proper management of real estate portfolio – by prioritisation and control of the programmes and projects, in line with its strategic objectives and potential to deliver. The goal is to balance the implementation of change initiatives and the maintenance of business-as-usual, while optimising return on investment.
To succeed in this role, the candidate needs to be an open-minded professional with managerial skills, people skilled, strong commitment to quality and a flair for innovative thinking who is able to challenge conventional thinking, presenting bold and creative solutions.
- Works closely with Location Strategy and Portfolio Management teams and P&P RE Market to understand strategies/plans of Nokia business entities in order to develop a real estate property strategy and portfolio planning, including property solutions to meet business demand in line with real estate strategy concepts and standards
- Accountable for execution of global portfolio strategy and transactions across assigned geography in Europe
- Translates business requirements and resulting portfolio solutions into concrete transaction service activities for RE TM Collaborator
- Liaise with internal and external partners when required (e.g.local real estate specialists, brokers, legal, RE colleagues, environmental teams, Landlords, Tenants/Subtenants, etc.)
- Prepare and present related documentation for decision-making within P&P governance and contribute to the preparation of Real Estate Business Cases and Investment Requests and consult on cross-market projects as a subject matter expert with specific attention to financials required
- Track real estate portfolio data quality and reports; work with P&P RE Market and responsible collaborator teams, to help improve accuracy
- Accountable for overall real estate transactions in assigned geography as it relates to leasing, development, acquisition, subleasing, and disposal of space
- Analyse property data to evaluate market portfolio performance and is responsible to ensure collaborator management of pipeline and critical dates, as well as optimal portfolio efficiency (reduce vacant space and related costs)
Your skills and experience
- Demonstrated ability to think strategically, effectively influence others, and drive commercial results
- Demonstrated ability in team leading (internal and external collaborators)
- Business acumen required, with the specific ability to synthesize information into clear recommendations; Proficient in MS Office and RE related technologies
- Good communication skills in an international context with internal colleagues and external partners
- Political savvy and networking capabilities in order to fasten consensus on RE portfolio programs
- Strong negotiation and financial skills
- Experience presenting to executive level audience, both oral and written
- Detailed understanding of property strategy and related transactions, including acquisitions, disposals, and renewals
